Developers of the 260-acre Bristol Highlands master project in Shawnee and Lenexa are continuing their work with a new phase on approximately 139 acres in the 8000 block of Woodland Drive in Shawnee.

Jeff Robinson of Shawnee-based J.S. Robinson Fine Homes and Don Julian of Lenexa-based Don Julian Builders Inc./New Mark Homes-KC have opened the first phase of the project, Bristol Highlands in Lenexa. Also open is Bristol Highlands North in Shawnee, with single-family manor and estate homes under construction targeted for completion by spring.

Now the developers are turning their attention to Bristol Highlands East, a 235-home project that includes houses ranging from one to two stories and 2,451 to 3,245 total square feet. The project sits west of 80th Street and Woodland, and its southern edge abuts the Shawnee/Lenexa border. All of Bristol Highlands sits north of 83rd Street.

At its Aug. 15 meeting, the Shawnee Planning Commission approved the preliminary plat and the developers’ request to rezone the site from agricultural to single family. One stipulation of the approval was that the 80th Street connection west to Monticello Road must be completed before commencing construction on the homes.

Planners discussed traffic flow and safety on Woodland at the meeting. Kevin Manning, deputy public works director, said the city conducted a traffic and crash study on Woodland to determine the scope of improvements that would be required. But the study found only two crashes there in the past year.

Manning also said any improvements to Woodland would require some county or federal funding because it’s unlikely the city would pay for all of it. Right now, he said, the city’s primary focus is completing the reconstruction of Monticello, which is west of the project area.

The City Council will vote on final approval on Sept. 12.
